We are about to construct a unique ATLANTIC ROYAL PALACE (ARP) Residential Complex in one of the most famous Bulgarian summer Black Sea resorts – Sunny Beach. The ARP Complex shall be constructed along one of the most picturesque Bulgarian Sea Coast resorts and 3 km away from the ancient Bulgarian town of Nesebar. The ARP Complex shall offer you the unique possibility to own a property in the Sunny Beach Resort, only 15 km from the Airport of Burgas.

Its numerous amenities and its location, close to the most luxurious complexes in the Resort, situated on the front line, shall make it perfect for investment for anyone who wishes to have a luxurious apartment as a first or second residence.

LOCATION OF THE COMPLEX

Today, the 6 km-long beach line is considered one of the most picturesque on the Bulgarian Black Sea Coast.

The ATLANTIC ROYAL PALACE shall be constructed in the proximity of about 2 km away from the resort small town of St. Vlas and the Elenite Holiday Village, which front line is entirely a bay and the hinder side borders to a unique forest area.

ATLANTIC ROYAL PALACE has been designed on more than 9,000 sq. m.. A municipal land of 4,000 sq. m., adjacent to it, has been designated for complimentary usage, as the half of this area is an existing forest, inhabited by squirrels, and the other half is an open car park for owners’ guests.

ATLANTIC ROYAL PALACE has a unique sea view. Its location in that particular area of the resort and the perfect conditions for rest make it undoubtedly one of the most luxurious complexes within the resort.

TYPES OF APARTMENTS FOR SALE

The ATLANTIC ROYAL PALACE Complex consists of two separate, but interconnected buildings as well as a service building (a mall).
The sizes of the apartments vary between 54 sq. m. and 170 sq. m., depending on the clients’ different desires.
There are three types of apartments available:

  • 1-bedroom apartments – delivered in sizes from 54 to 125 sq. m. The advantage of most of these apartments is the extra bathroom. (Please, refer to the detailed floor plans in the project for further clarification).

  • 2-bedroom apartments – delivered in sizes from 85 to 170 sq. m., as there is a second bathroom in some of them.

  • 3-bedroom apartments – there are two bathrooms in all of them and they are available in size from 170 sq. m. (Please, refer to the detailed floor plans in the project for further clarification).

There are spacious terraces in most of the apartments and they offer a unique sea view.

PRICES AND PAYMENT CONDITIONS


The prices of the apartments start from 900 Euro/sq. m., as the price of each apartment is being defined by the floor on which it is located, the view from it, or the additionally ordered extras.

The development will be completed within two years from the date of commencement of the construction works.

The payment schedule below outlines three stages of the payment, as follows:
  • 30 % upon signing the preliminary sale and
    purchase agreement;
  • 40 % upon completing the buildings (up to
    completed roof);
  • 30 % upon signing the notary deed for transferring
    the ownership.

In case, you prefer the following payment schedule:

  • 50 % upon signing the preliminary sale and
    purchase agreement;
  • 40 % upon completing the buildings (up to
    completed roof);
  • 10 % upon signing the Notary deed for transferring
    the ownership, you shall be entitled to a special discount
    on the price of the respective apartment.

Upon development’s completion and following the final (third) payment of the sale price, the Buyer shall receive a Notary-certified Sale and Purchase Contract (Notary Title Deed).

The expenses, related to transferring the ownership of the property, shall amount to 5 % of the sale price and the Buyer shall usually pay them. 3 % of them are local tax to the Municipality of Nesebar, and the rest of 2 % are lawyer’s fees (legal services fees) and Notary fee.
